The New York Buying Process

After obtaining an accepted offer, it takes about 2 months to close on a house,
multi-family or condo. Most co-ops close in approximately 3 months.

Questions Every Buyer Should Ask

When working with a client, we use a consultative approach to understand how we can best help them. We want to understand their objectives, key considerations, and parameters for their purchase. In essence, we help them think through their needs and priorities and help them weigh their options, so they’re making the right purchase. And sometimes, purchasing isn’t the right choice for them. But, at least we’ve helped them think it through.
Below is a small selection of some of the questions we pose:

  1. Why are you buying?
  2. What type of property are you looking for? Condo, Co-op, House, Townhouse, Mixed-Use, Commercial?
  3. Will this be your primary residence, an investment or a pied-a-terre?
  4. What are your ‘Must Haves’ vs. your ‘Nice-to-Haves’? e.g., square footage, number of bedrooms & bathrooms, features & amenities.
  5. What is your desired price point and have you determined your monthly housing budget?
  6. What are your preferred neighborhoods and why?
  7. Are you looking for a move-in-ready home or are you prepared to do renovations?
  8. Have you been pre-approved or pre-qualified by a bank or lender?
  9. Do you know your current credit score? If not, you should check before buying.
  10. How long do you expect to own the property?
  11. Do you expect to rent out the property? If so, for how long?
  12. Do you have a New York real estate attorney lined up?
